Please ensure your complete the document as comprehensively as you can, this document will be the ONLY document that the lenders will receive to make an initial call on levels of interest.  Do not refer to other documents such as business plans or executive summaries as these will not be presented.
 
On submission the OLC will act as an intermediary for both the lender and the borrower to ensure communications are both delivered and understood.
 
Each of the Plans below represent different lender resources and terms and conditions for application fees, documentation requirements etc will vary from Plan to Plan.
 
IMPORTANT NOTICE
If this document is not presented to level that can be forwarded we will issue an improvement notice and charge a further USD200 to review the updated application form, this will continue until you have completed all the necessary applicable data areas on the form.  The final costs will be determined by your attention to details and your ability to complete documentation.  We have found this notice necessary in order to ensure our clients make best effort first time. 

LENDING PROGRAMS

PLAN A-1

$100 Million Minimum

100% DEBT funding including acquisition and soft costs for projects of $100M or more.
Utilizing government guarantees and pension funds you've never seen a stronger
verifiable funding source for your jumbo and super-jumbo commercial loans. Great for many kinds of government and municipal projects too. A BRIDGE loan for quicker property acquisition funding may be available.

PLAN A-2

$40 Million Minimum

65% LTV depending upon strength and government support, this Conventional International DEBT funding utilizing pension funds is perfect for domestic or international projects of many types including municipal, infrastructure, and private projects.

 

PLAN A-3

$20 Million Minimum

Up to 100% LTV for Senior Care facilities depending upon strength and government support, this is DEBT funding from pension funds.

Note 100% does not cover the cost of loan establishment. We are talking 100% project funding if you have no cash for application fees, due diligence etc then you have no real prospects of getting funding unless you find a venture capital angel to cover those costs)

 

PLAN B

$5 Million Minimum

Debt and Equity Financing for businesses up to $200M. Startups will be considered, along with expansions and growth opportunities.

 

PLAN C

$1 Million Minimum, $100 Million Maximum

100% EQUITY funding for developments, acquisition, construction, oil, mines, and more.

PLAN I

Hard Money or Bridge Loan Program

Lower LTV program based upon the collateral value and the ability to re-pay, domestic or international to $200M or more.

PLUS Our trusted Plan A fund has begun lending Hard Money with intentions to go as low as 10% on the better loans which substantially beats the market. With loan amounts from $5M to $50M this is the product you’ve been waiting for to fund those refinances and purchases without paying the all-too-common 14-16% rates that are flooding the market.
