What?
Legitimate 100% financing? There must be a catch, you say!
Well,
yes and no. The borrower must be strong in both experience
and
financials in order to qualify for this program. On the plus side, it is
one
of the most viable funding sources of which we are aware and
is
available for use in many countries worldwide.
Let’s walk through the program: construction is okay, acquisitions,
ditto.
Roads, marinas, airports, hospitals, resorts, hotels are all fine.
Local
or federal government support and projects add strength. And it is
more
of a plus if the projects create a significant number of long-term jobs.
The
criteria:
The
minimum loan amount is $100 million or close to it.
The
client must be ready and willing to pay the upfront costs. Bond
underwriting
and
bond insurance is required, often the premiums can be financed.
The borrowing entity must be able to show a minimum net
worth
of $25 million and are preferred to have several million dollars liquid
in
order
to demonstrate that they can pay the costs and otherwise survive
the
loan process without any adverse financial consequences personally
or to
their business. And they must be able to pass the bond underwriting.
A typical borrower submits a PLAN A application directly or through an
originating
broker (i.e. The OLC).
If
the completed application is acceptable to the program,
an
LOI is issued.
The next step in the process is a conditional loan commitment, usually
after the
initial
site visit. If both of these documents are acceptable additional site
visits
may be made as needed.
At that point, the process begins in earnest and the real work of
putting
the
loan together takes place.
How
about larger loans, in the
many
billions of dollars? Well we are very comfortable with loan
amounts
up to
$30 billion.
If
an even larger loan application comes along we
will
look at it. There is no set maximum.
